2. Leased Office Space
A leased office is a traditional commercial workspace rented directly from a landlord on a fixed‑term contract, often lasting several years. These spaces are usually unfurnished, and tenants are responsible for their own fit‑out, furniture, utilities, cleaning, internet, and ongoing maintenance.

3. Managed Office Space
A managed office is a private, customised workspace designed, fitted out, and operated for a single business by a workspace provider. It offers more flexibility and branding control than a serviced office, while removing the hassle of organising contractors, furniture, utilities, and IT infrastructure. The provider handles setup, maintenance, and day‑to‑day management, while the business enjoys a bespoke space on an all‑inclusive contract.
Managed offices are ideal for companies wanting the identity of a leased office with the convenience of a serviced solution. Semi‑serviced offices in unmanned business centres or business parks often fall into this category. Typical terms range from 12–24‑month licences to 2–5‑year agreements.
